The first floor, accessed by means of a convenient internal wooden staircase, features a very bright living area with access to a large terrace overlooking the garden and swimming pool, a double bedroom with a balcony, and a bathroom.
The second floor features a bright double bedroom with a separate walk-in wardrobe, a twin bedroom, and a large bathroom with a Jacuzzi and shower. Air conditioning is present on all floors.
The property is completed by three covered parking spaces within the property, a garden of approx: 800m2, a large swimming pool, and a 4 kW photovoltaic system. The house has additional cubage for 200m2 for an extension!
Thanks to its location and size, it is suitable as a first home, as a B&B, or as a second home.
Sirmione is partly situated on a peninsula that stretches about 4 km along the lower coast of Lake Garda in the province of Brescia.
It is known as ‘the pearl of islands and peninsulas’ due to its beauty and artistic heritage, which includes the Grotte di Catullo (Catullus Caves), the splendid remains of a grandiose Roman villa that have become a UNESCO World Heritage Site. There is also the Rocca Scaligera and the church of S. Pietro in Mavino, which dates back to the 8th century.
From the Rocca Scaligera, past the famous Lido delle Bionde, there is the beautiful and well-known Giamaica Beach. There are numerous boat and bus connections to the nearby towns of Desenzano and Peschiera. During the summer period, it is possible to hire boats to tour the lake and visit neighboring towns. Numerous events such as cultural exhibitions and concerts are organised throughout the year.
Easily accessible: Highway A4 Turin/Venice exit Sirmione and then follow the road signs in the direction of Sirmione.
