This splendid villa was created from the ruins of an old farmhouse—once a “gathering place” in the heart of the Lugana vineyards.
Its two-level construction incorporates state-of-the-art building techniques and features, yet the project is defined above all by the use of reclaimed, cleaned materials—such as terracotta ceiling tiles, roof tiles, bricks, and stones—sourced both locally and from abroad. An impressive entrance with an electric gate leads along a path—flanked by the property’s manicured lawn and olive trees—to the portico; the approach is graced by a mulberry tree over 400 years old and an ancient, protected stone artesian well.
Stepping through the spacious wooden portico, one enters the expansive open-plan living area, which features bush-hammered white travertine flooring with underfloor heating. Here, a fully equipped kitchen with an island leads into the large living room, complete with a fireplace that warms the entire villa and a freestanding staircase featuring treads made of Iranian red stone.
The attic-level sleeping area features reclaimed natural oak flooring and a home automation system for shutter closure in every room, with details that blend the antique and the modern. The layout includes two large double bedrooms, a single bedroom, and a bathroom with a Bisazza mosaic shower. All the windowsills on the first floor are made from reclaimed stone elements originally used in the drainage channels of Verona’s Piazza Brà.

The entire perimeter of the villa has been clad externally with walls made of stone, rubble, bricks and roof tiles, up to 70 cm thick, with a cork-filled cavity and retractable security grilles on every door and window.
The floor separating the two storeys is made of wooden joists and clay tiles salvaged from old farmhouses in the Mantua area.
The entire property is fenced and monitored by CCTV, including via remote access, and is powered by a 6 kW solar panel system with storage batteries and a heat pump.

The grounds surrounding the property cover 4,700 square metres. The entire estate, including the villa, covers almost 5,000 square metres: the main house measures 250 square metres and the annexe 100 square metres, featuring a double garage, cellar, laundry room, service kitchen, bathroom with shower and storage room.
